New to this and need advice

I've just moved into a new place and a month in I'm getting bites. I didn't have them before I moved and my landlord said that he didn't have any complaints or past issues in the building. It is only two years old.
I'm thinking that I might have brought them in via a man with a van (which was a covered beat up truck) or they were in here and the previous tenant did not know or report them.
I was getting bitten and I had an inspector come. They found them on the box spring, two adults and a about 10 eggs- right under the frame when he lifted it up. He said he thought that they were localized in that area. A definite infestation, but not a major one.
Now I did a lot of research and was close to hiring someone very thorough, but when I told my landlord he said he had found someone through a family friend who owned a PCO. Since it is his building, I agreed of course to use the people he wants to use. I called them to make an appointment, they sent me the prep sheet, and they said that they would not be doing any steaming at all. I'm concerned but they said that it may not be needed and that spraying 2 or 3 times would be sufficient to get rid of the issue. I'm working on prepping everything now. I'm just concerned.
Has anyone had success with treatments that are 1-2 hours long and spraying?
My landlord said that since there was not a problem before he didn't want to alarm the neighbors and have anyone panic. I don't really agree with this but since he is being pretty accommodating and fast acting I don't want go against him.
Any advice?
