landlord sent the Orkin man~any experiences?

Naturally I wasnt given any options. They said they use a combo of steam and spray, every 10 days for four treatments. How successful will this be? I can't go through this again.

As far as I know, the law in every US state requires pest control personnel to leave a list of all chemicals used. Make sure to ask for that list so that you can keep up with what the pest controller is doing.
Also be sure to ask the PCO who treats your place exactly what you can do to help support treatment. A lot of failed treatments fail because we who aren't pest pros don't realize that things like washing the floor and vacuuming can make treatments less effective.
Make sure that you know before the first treatment exactly what's expected in terms of preparation before the first treatment.
Both Terminex and Orkin are franchised companies. Individual offices of those franchises vary WIDELY in quality. Some people have had terrible experiences with a particular office from one or the other franchise; on the other hand, some people had very effective treatments from each.
I wouldn't write off either PCO before I had a chance to see how effective the treatment is.

There are a few locations here and there but the vast majority of them are corporate owned and operated. Those that are franchisees are held to the same standards as the corporate locations.
I believe this is the same for Terminix.

Thanks, Sean. That's good to know. I was going off what I thought other people had reported on the boards in the past, but I'm always happy to make sure I'm repeating correct information.

I believe there is a big difference from office to office. The guy I had out a few days ago was from Orkin. He told me they use steam, Precore and a dust but they only come one time. No scheduled rechecks. He said they have a 30 day guarantee but in order for them to retreat I have to produce bugs. Unfortunately I can't find them now but I can show my bites and after one particularly bad experience last night I know they are there! It would probably be impossible to get him to retreat especially since his "inspection" consisted of looking at the top sheet of my bed and saying I probably didn't have bb,s because there were no blood spots. However, you may have a good office- I wish my guy had said 4 visits ten days apart!

Four visits ten days apart seems ideal to me. Especially if they use residuals.
But get the list of chemicals so you can figure out what to expect. BTW, some very good residuals do not kill right away, so expect to see a bunch of rather twitchy beasties after each treatment. This is a good thing.

I know Terminix is a sponsor of this site, but our experience was HORRIBLE!!! The technician treated my mother's apartment one time, performed a visual inspection two weeks later, and declared the pests eradicated. JUST A FEW DAYS LATER we found over 30 live bugs on the couch(adults and nymphs). The technician came back and emphatically declared one of her children had definitely brought every one of them in and caused a re-infestation because she knew for a fact they were completely eradicated. I kid you not.
Now the management of the building is blaming us, and wants mom to pay for future treatments. Inspections of the children's homes showed NO bed bug activity. No way did we bring in 30 hitchhikers in just a few days.
